Default Commercial Leasing question

Myself and a friend wanted to lease a store front for our business idea. We have no idea if it will work or not and wanted like a 6 month lease or shorter.

We were offered 2 year leases with some legal mumbo jumbo that we could break it early. A friend of ours we consulted with in passing conversation said a friend of his had a situation like that and advised us against that.

He said his friend was taken to court and had to pay for the whole 2 year lease. No sooner that judgement was passed against him or his company the building was immediately rented to someone else.

So, the land lord is getting paid from him and the new tenants for the same spot?

He said in retro spec he wouldn't of felt but soo bad if the spot had sat vacant, but now its being used and he is paying for nothing he feels like.

Do I dare mention the credit card payment machine that had a non cancelable contract? It seemed people prey upon guys trying to run a business.
